Maintenance issues

The number one issue raised by tenants by far is maintenance concerns. There are many issues this can include, so it’s important that you have a plan for dealing with them.

Make sure your tenants know exactly what to do when they are experiencing a maintenance problem. You should also be ready to deal with problems quickly, which means knowing exactly who to contact to make the repair, whether it be your property management company or a local repairman that you have on-call.

Lack of communication

Unfortunately, this next issue is often overlooked by landlords. It’s easy to get busy and forget to call a tenant back, or forget to post a notice on the doors of your units regarding a pest inspection or other event. But, if you want to keep your tenants happy, quality communication is key.

Even if you think your tenant doesn’t have a reasonable request or complaint, you should always strive to return their call or email within 24 hours. Any non-emergency issues that come up over the weekend should be dealt with on Monday.

Noisy neighbors

Dealing with noisy neighbors is a hard complaint because there may be nothing you can do, especially if the noisy neighbor in question isn’t one of your tenants.

In this case, just be patient and be willing to offer suggestions. If the problematic person is one of your tenants, consider swinging by to discuss the issue.

Just because tenants complain, doesn’t mean they’re unhappy! If you deal with their issues quickly and compassionately, they’ll be thankful, and your relationships with them will thrive.
